Christmas is done with.  New Years ... well, we've all made resolutions.  And now after serious thought, you are wanting to put your Chicago Home back on the market.  Two questions that I get asked a lot from sellers who have been unsuccessful at selling their home is:

Why didn't my home sell last time?
  
In most situations, homes fail to sell for three main reasons:

  • Asking Price
  • Home Condition
  • Staging


When you work with me, we will evaluate and consider each of these factors to develop a successful plan to get your home sold. 


Are there things that we should do to get your home to ensure the maximum price?
Definitely, YES!  Overall, there is a benefit to making sure your home looks its best prior to offering it for sale.

If you are a standard sale:   There are also small remodeling jobs or curb appeal projects that will pay-off at resale.
If you are a short sale:  I cannot emphasize putting your best foot forward in maintaining the home, making it free of clutter and most importantly, make any small repairs such as nicks in the walls, broken windows, etc.

I can advise you about what specific improvements that will increase the sale of your home selling price as well as give you a shorter marketing time which adds to the benefit of a higher net return.

Just a couple of things to think about as you begin to interview real estate agents to sell your home.
