I love the consulting part of our jobs as professional Stagers. I love meeting with clients and helping them make a plan to get their home in tip top shape and educating them on how to stage it properly. Nothing brings me more satisfaction than returning to see the final result!  I am amazed at how hard the clients work to get everything done!   

Staging consultations work!  What if these sellers had not worked with a professional Stager and didn't know what to do?  My guess is that the "Before" pictures you see here would have been on the MLS when they listed.  You decide which pictures would sell this listing.

Using the plan I created, paint color I selected and shopping list for a few decorative items, these sellers did all the work here.  I think they did a fantastic job!

Teresa, you report must really be detailed!  We told a bachelor to place canisters on the counter and he used the caramel colored canisters from the 70's.

That is awesome!  I had to look several times to make sure the furniture in the bedroom hadn't been swapped out.  Your suggestions even made their furniture look better.

Marci: My mouth is detailed because I do not write a report. They take notes while I talk and then we sit down to create the plan.

Kathleen: I was glad to see those borders go too! Actually my painter they used painted right over it!  He's good.

Kimberly: Isn't that funny that the furniture always looks better after the staging?  It amazes me how a few simple changes make everything look so good!

Oh I am so glad you posted this! Many people keeps telling me that consults don't work and they are hard sells,this is a living proof why people should do it!

Great job conveying your ideas Teresa.  I too always try to do an oral report while they take the notes.  I think its easier for them to understand the details if they listen and write.  Sometimes though they want a written from me, which for them I don't feel works as well.

One of the most important rules in getting your home ready for sale is to have neutral paint o the walls. If an average buyer with no eye for design saw pink walls like those they would be gone as soon as the Realtor turned around!

Terry: Thanks! I agree that its easier for sellers to take notes and visually go room to room. I've yet to have a seller forget to do anything.

The bulk of my business is consults. I, too, love empowering the homeowners. The motivated sellers on a tight budget are grateful to be offered a do-it-yourself option.

Great job! I like consulting best too. Do you find you are doing more of that than actually staging the projects? What if the home is vacant do you tell them where to shop or do you do that? May I ask are you charging by the hour? Thanks...

Super job!  I too love working with occupieds where the homeowners are enthusiastic and motivated.  How do you price for these?  And do always come back at the end to tweak and take pics?

You did a good job in letting them know what to do.  The only better option would of been if you actually did the staging yourself but the did do a good job.

Julie: I love doing consultations too...Sellers here are very hands on and do a great job.

Juliet: Thanks for the kind words...its priced right so I hope its a fast sale!

Lisa: I find that I'm split between consulting and actual staging projects. I haven't yet had an opportunity where I did a DIY vacant consult. Usually the calls for vacants...they want me to do the work.  I don't charge by the hour...i charge by the job so that varies.

Susan: I charge a flat fee of $250 for my consult package which includes me coming back to do the final tweaking and pictures.

Anthea: Many sellers here are very DIY...I'll take this for now as staging is really starting to catch on.

Kathleen: Yes..I include a second visit where I'll tweak the staging and I get the before/after pics and make them a RES.
