Do Buyers See Your Home As Closed For Business?
Some sellers operate under the premise that if the buyers are SERIOUS, they won't let ANYTHING stand in their way of seeing the seller's home, so it's okay to turn down showings and assume the buyers will come back later. And there are probably conditions where that MIGHT be a true statement.
If you've got that PERFECT, UNIQUE home that no one else can match, unless the buyers REALLY are those out of town buyers who MUST buy today, the buyers will probably come back....because you DO have that perfect combination of curb appeal, home features, location, staging and pricing that just makes the buyers drool!
Oh wait, you DON'T have all those things? You live in a typical subdivision and there are 20 other homes with similar style and features within 5 miles of your home? Well now you have reason to be concerned, because our experience is under those conditions, the buyers RARELY come back! As your listing agent we can plead your case with the buyer's agent as to why you declined the showing, but we can't MAKE them try to schedule with you again.
And we fully recognize sellers can't accommodate EVERY request for a showing. Sometimes people are down with illness (it IS flu season right now), or there's that Golden Anniversary party at your home, but it's critical to separate the inconvenient from the impossible.
In this market, you as the Seller must understand, EVERY showing has the potential to be THE ONE! The Buyer won't buy what they can't see, and sometimes the buyers may be bordering on rude in your perception. You may get that call that "they're outside right now and want to see your home!" You kick things under the bed and the back of the closet, scrambling to get the dog and two rugrats into the minivan and off to the park!
When we represent buyers we try to schedule all showings the day before, but we HAVE had instances where the buyer asks to see something that WASN'T on the list and we had to ask for the no notice showing, and THAT HOME was the one the buyers bought that day! It may not be typical, but it CAN and DOES happen that way.
We don't like to do the short notice showing, you don't like it that way, we don't like it when that is done to OUR sellers, but it is a reality of selling. We know being THAT flexible is a real pain in the hindquarters, but you need to understand short notice showing requests are part of the process.
So our request is obvious, if you can accept a showing, DO IT if at all possible! Give that buyer an opportunity to fall in love with your home, to put that hard work you and we have done marketing and preparing your home to good use!

A great post and oh, sooooo true. At all times the seller you describe is unreasonable and in our current market with so much inventory and so few buyers it becomes impossble to comprehend and these sellers are their own worst enemy. Unless, the listing agent hasn't done their job of explaining how important it is to make their property accessible for showings and that at times there will be last minute requests.

Sue, Sometimes, I think people are just used to having life "easy". Unfortunately, this isn't the time or place that a seller gets catered to by the buyers. We can as listing agents give them great service, but they have to also step up to the plate and suffer some inconveniences to get to the end goal of selling their home. It's not pretty, but it's reality until the scales tip away from the buyer and to the seller, and I don't expect that around here for a LONNNNNGGG time!
Absolutely right. When a buyer sees any kind of resistance from the seller they are turned off and feel that this is the way any transaction is going to go.
It always amazes me how many sellers are simply not ready to put their homes on the market. "Closed for business" is a great analogy. By the way, congrats on the 200,000 point milestone you're sure to hit tomorrow or the next day.

Jane, It takes so little to deflect a buyer from a home when there are SO many to choose from. Most of our neighborhoods have about 6 months or more of inventory. Drive a little further and the choices climb accordingly.

And really, we know it's a hassle for the sellers, but much of this won't change and is an unfortunate and inconvenient part of selling.
Debbie, That is the bad part, they DON'T need to come back unless our seller has a really compelling property to bring them back...and those are fairly rare.
Dawn, It can be tough, we really do sympathize, but it's something they HAVE to do or may add months to the process.

Charita, Thanks! It's the essence of the need for the sellers. Short of a home being vacant, there's very few sellers that can accommodate every request, but they've got to be very close to it to have the most opportunity to be successful.
Like Sylvie, whenever I can get sellers to go look inside their competition I do it. It really does help most of the time. Wonderful post!
Ann, It's quite the calibration effect. We've been fortunate lately with most of our subdivision sellers, they're usually QUITE aware of the market activity around them, who has what features, etc., so we don't have to spend much time on pricing strategy. Their timeline to be gone determines how aggressive we get with list price.
Sellers...this is perfect advice from Bill and Liz. We showed houses all day yesterday. In the morning a busy entrepreneur...in the afternoon a couple who flew in from Florida that morning.
If you as a seller made your home difficult to see and asked us to come back later...guess what, we are not coming back. As the Spears say, your home is not unique and in most suburban areas there is a big selection. Get your home looking good, priced right and make it easy to show...if not I am taking my qualified buyers to another property...now...and we're not coming back.
This is a great post. When I am working with buyers this happens all the time. People are busy or want us to come back latter; ussually we do not come back at all.
Steve, Great to hear the experience from outside our area is still the same. Those that assume the buyer is coming back are going to lose that bet most times, for just the type of reasons you mention...too tight a time frame, too busy, and too many other choices.
Gene, We recognize little time shift are going to need to happen, maybe 4 pm rather than 3 pm, but the outright "No" answers are killers.
Cinnamon, I've heard of the rare occasions where people have more money than they know what to do with and they buy sight unseen, but it usually involves beachfront property! Doesn't happen that way around here!

This is so true. I have had more than a few sellers tell me "That time is just not convenient, what about...xxx. My answer. Sure. My buyers are here from out of town. They'll be gone by the time it is convenient for you. So, no, we will not be looking at your house. In this market that's not a problem, is it?"
You'd be surprised how convenient the original time suggested becomes for them, really quickly!

Some Sellers just don't get it. Your house needs to be available for showing. Otherwise, those Buyers are Gone.

Jon, Seeing that consistent theme through the comments, rejected buyers do NOT come back. That opportunity for a sale is smoke with those prospects. We've seen the same when the new time doesn't work, more often than not the seller will flex their schedule.
