Do You Use Google Trends in Your Listing Presentations?

As many tech lovers I love google and many of their tools they provide.  One in particular because I work for Remax has been very successful in capturing many of the listings I go after.  Here is how it works?

Type in www.Google.com/trends

Then enter all the websites you want to compare (please note that the website you enter must have enough traffic to its website for it to show)  Google will caculate the traffic and show a graph of the traffic.  You can then either break it down by state, region, country.  It really is a great tool if the traffic for your company is very good. 

 

Red = REMAX.com

Light Blue = ColdwellBanker.com

Green = Prudential.com

Light Orange = Kellerwilliams.com

Dark Blue = FloridaMoves.com (Coldwell Banker Florida division)

I don't use Google Trends in my lising appointments because I think the stats show only one dimension.  For example, the local market in Silicon Valley will show that Coldwell Banker gets a lot of hits as does Alain Pinel, Intero, and Sereno (my company).  However, it's market sales volume that truly matters along with growth year to year.  I get all that from the MLS stats and show market share and year-over-year increases or declines if someone wants to know.

Bryan, I absolutely agree.  I do not rely on just online traffic or profiles to get a particular listing, but the more avenues and ways to increase the exposure to their listing the better off you are and the more likely you are to sell the home.  I would say that sold data is hugely important in a listing presentation, but this is another way to show your value

Google does have a good tool, but I tend to use www.compete.com for traffic comparisons.  It has its own analytics package that they try to sell you, but you can use the comparison feature for free!
