My Sellers Are Too Accomodating.....No, Really!

Uh Oh....frustration has set in! I started my morning with a very frustrated client. An equity seller who is just "trying to sell" their home. And all H-E-Double Toothpicks is setting in.

Calm down....let's figure this out!

The good and bad news is that they are getting tons of showings. I mean 3-4 a day. Great? Right? Sort of.....no offers yet. They are rearranging their days over-and-over and no offers. They are becoming unglued.

"Why? Why aren't we getting offers? Are we priced too high? Is the home not showing well? Can we do something different?"

Here's the honest truth!

I don't think we need to lower the price....you are getting 3-4 showings a day! If the home was priced too high, you would not be getting people through the door. The home shows beautifully.....you know this! You keep the home spotless, you have upgraded EVERYTHING and very neutrally. It shows very well. What can we do different? We can wait for the right buyer....you are in no hurry! In fact....you are in an "under-hurry".....the home you are waiting for isn't built yet.

The one thing you can do? Try and relax...don't jump through every hoop a buyer's agent throws. Keep your family time in tact. Don't run out at a moment's notice because someone called last minute. Be cooperative....but don't make yourself stressed either. Be accommodating...but not unreasonably so.

We can set showing times....if you like. We can limit weekend times to an open house. No calls after 7pm....think about your routine and let's work around it. You need harmony in your household.....then the waiting will seem more, well, reasonable. When you are stressed, panic can set in.

This is a great post. I would say there are a few things you can do. One is maybe schedule the showings all for the open house. By creating one time the buzz and fear of loss starts as people see so many people. This can produce an offer. The next thing is to lower the price a little each week. Often a home that has showings means the price is in the ballpark, but if they aren't writing an offer, they may be buying something else a little nicer or a little better priced.

I've seen this in good markets with good homes here in Silicon Valley - lots of showings and no offers.  In my experience it's still price and the growing days-on-market will end up pushing the price down.  What's the feedback from the agents showing the properties?  That's where I'd start.  If they like it, find out what is or isn't motivating the buyers.  Tell each one you've had a lot of showings and see if that lights a fire under 'em.

Karen, We've had the occasional listing like that, unique, prime location, priced to generate an offer.  We had about 60 showings and five offers before getting the "right" offer.  Sometimes the sellers just need to have patience.  It's a pain to put up with constant showings, but severely restricting times will cost you potential buyers, and as far as down to one or two days a week/open house type, wouldn't recommend that.

I'm not at all concerned about this listing selling. We are priced agressively and it's a great home. It's just a matter of time. Definately not price. One of our issues was a short sale on the street which is now in back-up for a higher price than ours ( and a mess) the other is we are a longer escrow due to the home being built, but as we get closer to that timetable....we'll see. I just want them to see straight.

If this has been happening over the holiday season, it sort of makes sense.  Most buyers aren't excited about dealing with a lot of appointments for inspections and paper signing.  I have two escrows right now, where the buyers found the holiday timing to be an additional sourse of stress. Now that they're over, perhaps one of your visitors will return with their offer.  Good luck.
