Stop and Prevent Roof Leaks

How to stop and prevent roof leaks is a must know, especially if you live in a climate with frequent rain or heavy snow.  It is true, roofing problems are exacerbated by rain and heavy snow.  However, there are other sinister sources that contribute to roof leak issues.  

Whether you have a new home or an older one, most roof shingles can last 15 years without needing repair.  However, a roof can get in bad shape well before the 15 year mark.  The longer you wait to repair it, the more expensive the repair will be. 

To keep your repair cost as low as possible, you should be aware of some things that can cause roof leaks. Stop leaks at the source whenever possible to prolong your roof's life.  If you are not experienced with home repairs, call in a professional home inspector to assess the damage and a trusted repairman to fix it correctly. 

If you are in the process of purchasing a home, choose an inspector who knows the importance of checking for all of the following problems:

* Check to make sure shingles have been properly installed.  Improper joint locations and the lack of underlay are issues that are hard to see but can be problematic. 

* A sagging roof structure is the result of moisture retention and could coincide with a leak issue. 

* Clogged roof drains and indented areas on flat roofs can cause pooling and that's a leak waiting to happen. 

* Nails are the first thing to show wear.  Corroding nails leave microscopic holes that invite water in.

* A tiny shift from wind can tamper with improperly hung gutters and divert rain into the roof. 

* When moss gathers, it retains moisture that you might not be able to see until it starts dripping into the attic. 

* If you have insulation that does not have a vapor barrier, a replacement is warranted.  Patching and minor repairs will be a waste of money. 

* Chimneys with cracks, eroded joints or a decaying cap leave plenty of opportunities for moisture and water damage.  Don't forget the chimney.  It may need all the repairs and the roof may be fine. 

* Past repairs poorly done could be a problem.  Plastering and plugging holes are half-hearted fixes.  A professional inspector can evaluate the problem and suggest ways to re-do them properly. 

* Leaks in the attic aren't just the problem.  So are leaks originating in the attic.  Don't terminate any vent or exhaust pipes in the attic to prevent problems. 

Keeping up with your roof repairs as they happen will help ensure a long lasting roof for your home.

Though I live in a condominium these recent rains here in San Diego have resulted in roof leaks in some units. I guess this is where people are glad that they share the cost of fixing it.
