Home buyers have been out and about in the Houston area this fall/winter season! If you don't believe me, let the facts on the MLS speak for themselves! In COLES CROSSING, located in NW Houston, 17 homes closed during the month of December. This was second only to the month of MAY when 20 homes closed. (The month of JUNE tied with DECEMBER for 2nd place with 17 homes also closing in JUNE.) Did I mention one of my sellers signed off on a contract on Christmas Eve?? SO, all that to say if you are ready to move during this time of the year, I would advise you GO FOR IT! Serious buyers, less competition from other sellers who wait 'til spring to get on the market, and LOW interest rates for a limited time only, all make a great case for getting your home on the market NOW. :)

Of the seventeen homes sold in COLES CROSSING for the month of December, one was a foreclosure, while one was a lease-purchase. Excluding these two anomolies, the average price/sq. ft. was $83/sq. ft. for homes in COLES CROSSING. The average number of days on the market for these homes was 55 days--not even two months, which is good news for those wishing for a relatively stress-free sales process! The least expensive home sold for $148500 (not the foreclosure)...while the most expensive home sold for $340,000. Both of these sales were CASH sales.
