Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and one of the more expensive coastal communities in the North San Diego County area.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; media reports focus on general market statistics and therefore will not provide you with an accurate picture of the Solana Beach real estate market conditions. 

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured housing). The data are believed to be reliable but are not guaranteed. 

In December 2010 there were 11 Solana Beach homes sold, the same as last month. Here's the breakdown of overall activity.

Sales volume remained consistent with November across the board, with a small drop in average sales price overall. The sales numbers are still pretty small so it is not wise to try and draw any firm conclusions about price trends.

At the end of December 2010 there were 97 Solana Beach homes for sale, down 11% from the end of November. Eight of these homes are CONTINGENT (short sale or REO homes with offers being reviewed by lenders and so technically still active). This represents an inventory of 11.2 months for attached homes (up from 10.8 months) and6.2 months for detached (down from 7 months in November, another decline) based on the current rate of sales over the last 6 months.

In December only 6 homes came into the Solana Beach real estate market (1/4 the number last month). 11 homes went pending, just 2 less than in November. 

This overview of the Solana Beach real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in July. More details can be provided if needed with regard to current activity as well.

Solana Beach is my favorite little coastal town in the San Diego area.  I can spend hours in the little shops and galleries.  I once purchased the best chocolate (made with red pepper) in one of the specialty shops.  It's a fun place to spend the day and living there would be a real treat.

Norma - well I have to agree. SB is pretty charming, especially the Cedros Design District, and they have great beaches. The chocolate sounds wonderful. Ciuao (sp?) makes some interesting chocolates but not sure they are there. Now SB has the Temecula Olive Oil Company with tastings.
