Especially when one or two other agents haven’t succeeded, choosing the right agent to market your home is crucial.
Internet marketing is the key to finding buyers, since most buyers start their search this way. Whether or not they respond to your property, they may be looking for an agent to work with, so you want your agent to have a good personal web site and lots of ways to be found on the internet.

The Towne Acres site includes information about the other neighborhoods in immediate area - Charbray, Greenfield Heights, Green Acres, etc.
Have you Googled your address to see how many places on the internet it could be found? Actually click on the links to see whether or not there is adequate information, including how to contact the agent.
- Zillow has one picture and a Zestimate a good bit less than our price. (Agents know this site isn’t terribly reliable as I said in a recent blog, but you want as much information as possible to be there because buyers will be looking there.)
- Oodle still has the listing by a previous agent with the old price. Yahoo lists it only as a comparable property for something else, but I couldn’t find yours in the long list.
- Point2NLS isn’t widely known by the public, but this site is very good about getting listings picked up elsewhere.
- There are many other places people could be finding it.
Some sites pick up every address and have only tax information; some have only very incomplete information and one or even no pictures, for example, and sometimes properties are on sites by other agents that have yours among many others, with their having no special incentive to show yours. Your property needs to be on as many sites as possible, with multiple pictures and accurate description and information on how to contact your agent, since she has more incentive than anyone else to
sell yours instead of some other property.
In addition, the various professional organizations I belong to give me the opportunity to advertise my listings through them. My blog posts that refer to my listings are picked up by Google and many other search engines and when buyers go to my blog for information about the area or events, they can easily see my listings in detail while they’re on the site. And if they are looking for an agent and like what they see, they will certainly see my listings first.

Even on the sites that pick up everything, I take time to add more pictures and details to be sure my listings are well-presented, and I pay extra to get my listings on some other sites.
