Do numbers matter? In an address?

By
Real Estate Sales Representative with Immeubles Deakin Realty

Do numbers matter?  I know some do, like the asking price of comparable properties, the number of bedrooms in a home, the prime interest rate, the number of times you have to try on jeans to find one pair that actually freakin' fits.

I'm sorry. Did I say that out loud? [Sigh.]  Moving on...

What about the numbers in an address?

There's a home for sale in my market with an address of 666 Spooky Lane (close enough).

Do you think it's throwing off some buyers?  I do.  So do my husband and my clients.

What's your take on it?

I recently had a listing whose MLS # ended in 666. I tried (and our MLS wouldn't allow) to delete it and start over. Didn't sell during the initial term of the listing...

Yes I think they do matter. Many cultures believe certain numbers are lucky, such as the number 8.

Some cultures put high value on numbers.  Someone else blooged earlier this week that their buyer would only look at houses where the house number added up to "5".  That's a tough requirement for showings.

Tanya, I saw the blog on #5 that someone blogged this week too! Numbers do matter in the way of a house, but not always on a price that can be changed.

There are definitely numbers that are going to make a huge difference to a lot of people.  I am not really superstitious, but there is no way I would live there.  I think 13 anything is going to throw people off.  Also, I had a potential client rule out an apartment because its number added up to, I think it was 7, and that was an unlucky number for her.

Hi Tanya - In my area, some people apply to town or city council to change their house address.  It has received a lot of press coverage.

Julia, I never thought about it in relation to an MLS number.

Agreed, Michael.  The address of my previous house was 224. I was once told we would do well there...but we eventually moved.

Brenda and Ellen, I didn't see that post. I'll have to look for it.  My neighbour has lived in a #5 in her two previous homes.  She's the least superstitious person on the planet - it happened purely by chance.

Jane, interesting that you're not superstitious but you still wouldn't live there :)

Marc, have they been successful?  I'm wondering whether this might be a good idea for these homeowners.

Hi Tanya, numbers can be a very important motivator for some people in their decision making process. While I'm not supersticious, I'd definitely think twice before buying a house with the 666 number.

I had a client tell me that 4 was an unlucky # in an address so we just didn't go there.

Tanya, I am a bit superstitious so I certainly would not view the property.  I feel for the family as I suppose there are many who share the same belief.

Hi Tanya -- I have had a few clients, not many, just a few, that have strong and deep beliefs in numbers when it came time to the asking price, not in the traditional sense, but wanted to tweak the price to hold to their beliefs, and I happily obliged.

Are you serious, there is a street address with 666?  I bet it would dissuade some buyers from looking at it, but it's purely a guess.  I wonder if one could petition the municipality's planning/zoning commission to tweak this home address slightly?

In my world, that address would be a selling point;)

Oooh....no, that's not good.

Many years ago while in college I worked a part time retail job.  Had a bedding sale that totalled $666.66.  The couple freaked out and insisted I void the sale.  There was no way they were making that purchase, even asked me if I could add a dollar or something to the purchase.

Tanya,

We're not superstitious, but honestly, I don't think Cherise would even entertain the idea to show a property with a 666 address... g
