If any of you know anyone going through a short sale, you know it can be a difficult and painful time for them.  Helping them navigate through the sale is only a small part of the help they need.   Kathy Schowe does a great job of letting us know the ways we can help.

Your Short-Sale Clients Need More Than Just Help Selling Their Home

If you have clients going through a short-sale you know what I'm talking about.  Most of these distressed sellers are under tremendous pressure.  They have mounting bills, they are fearing foreclosure, they have husbands, wives, & children counting on them.  It is a difficult time in their life and it can be extremely stressful and emotional.  They are in need of expert advise regarding their home, a persistent and tenacious representative to negotiate with the lender,  and a knowledgeable agent to help them relocate.

We can earn the trust of our clients, garner endless future referrals, and pay it forward. Here are a few key things to help them navigate the short-sale process as painlessly as possible: Keeping them informed on the status of the sale, always returning their calls and e-mails within the hour, and helping them find a rental that fits their budget.

When time is a factor, they may find a home to lease on their own via Craig's List or through friends.  Be okay with it.  The most important thing is finding suitable housing for your client. Putting their needs in front of your own will make you their real estate hero... and leave a life-long impression.

When you are able to close their short-sale and help them move forward with their lives... you have been there for them during a very difficult time-- if you do a good job... they won't forget it.

You are on the money Leah, besides knowing how a short sale works, As an agent you need to extra aware clients needs, and communication is very important. Sometimes educating them is not enough, they may need a sounding board on such a private matter.
