Condo CIC's

For the 3rd time.....This blog is about a very boring subject –  Common Interest Community Documents.

As I was searching Active Rain for some condo information, I ran across a blog that stated, “You can paint whatever color you want. You can do whatever you want on the inside. You own the unit.”  

Well, I, too, was and have certainly been under the assumption that with a condo, the interior was yours to do with what you chose to do.  However, just recently I purchased a condo for investment purposes.  During the under contract phase I dutifully read the CICs, and found that for this particular complex you cannot do whatever you want to do to the inside of the unit. 

~~~~Specifically here's what I found in the Rules & Regs: 

"No floor coverings other than carpet shall be permitted in any part of a residential unit that is located above another unit, except that vinyl is permitted in kitchen, laundry, utility,bathroom and entry areas.  Any replacement carpet (or pad) must be at least of the same quality and consistency as the carpet (or pad) originally installed."

I found that when units above other units install (tile or wood flooring) that sometimes the upper floor’s traffic creates noticeably more noise for the unit below.  I nodded my head, acknowledging this as feasible, thinking that  HOA’s like things to run smoothly ~ Less complaints, means less work for them, right?   

So take note....Read those darn CIC’s thoroughly.  Buyer's you get a copy of these and should do the same.   Ask your agent if you have any questions regarding the CIC docs.

Final Warning:  While reading the CIC documents, y
ou might have to drink a Mountain Dew 1st and supply one for your buyer too!
