Home Staging Tips in Palm Beach County- I Know I need to Declutter.. but where do I start??

One of the first questions I am asked by my Sellers is "I know I have to get rid of things but I don't know how to begin?"  Whether you are in Boca Raton or Boynton Beach, if you live in South Florida we do not have the luxury of having basements for storage. 

In fact, chief among prized features when Buyers are evaluating a house is how much storage it has.  Closets will be opened; counters looked at; and yes, unfortunately, Buyers will look at your garage.  All of these are places where we "put things".

You've heard this many times but YOU WILL be moving soon, so why not get started ASAP in packing?

It can be overwhelming and daunting but it HAS to be done

Here are some helpful tips:

1.  Grab the trash bag and start throwing!  Keep in mind movers will charge you by how much they move.  Do you really want to pay to move something you're going to throw away when you arrive at your new house?
         
How much time will you really have to read that stack of magazines from 3 years ago?  Are you really going to make all of the recipes you've clipped that are piled up on your desk?

2. Next decide what you want to donate or give away.  It's so hard to part with items that aren't broken or that you can still wear (but haven't in the last 2 years).  However, try looking at it this way... if you're not using something, why not donate it so someone else who REALLY needs it!
    
South Florida is home to many worthwhile charities that would welcome your treasures. Here are but a few:
     Faith Farm Ministries  with locations in Okeechobee, Boynton Beach and Ft Lauderdale, you can schedule a pick up!
      
Goodwill 
     Salvation Army  with free pick up and drop off locations.

3. What's left is to start packing.   If you've been working with a Home Stager you probably have a list of what needs to go and what can stay. 

The question then becomes "What do I do with it all?"

      *Consider an outside storage facility.  Many will rent on a monthly basis.  You might pay less than $100 a month for a 5x5 x8 unit.  Isn't that an investment worth making to get your house sold?

        *What about begging a friend or relative to let you store some of your boxes or small items at their home?

       *Invest in small covered storage boxes for office papers; plastic bins to store items in the utility room; little plastic bins to store personal items in your bathrooms.

If you need help deciding what to throw, donate or keep, ask a good friend to come over and act as your "guide".

There's much you can do to edit and declutter your house before you list it... you just have to decide you're ready to Get It Sold!

Great advice, Kathy. I think renting a storage is #2 of the best investments seller can make. #1 is a Home Staging consultation ;-)

Anna- Hear! Hear!! I agree with you.  It is one of the best investments.

Linda- I think most Realtors would have to agree that the biggest obstacle is too much stuff!

One of my greatest regrets is paying $65 a month for a couple years for a storage unit that held mostly junk....what was I thinking.  Most of it I didn't end up using at all.  People sometimes put more value on "stuff" than it actually is worth.  Get rid of it!

One of the first things I did when I left NYC was purge................there was no way I was bringing things back to Cleveland that I hadn't used in years.  Most of the stuff people have is just that, "stuff" that they are hanging on to for no good reason.................pitch it!

Kathy, you're spot on with these tips.  Nothing looks as horrible as junk piled to the ceiling in closets and the garage.  It makes buyers wonder if the owners took any care with the rest of the home.

Sharon- Stagers are no different, right.  Every time we move and then unpack, I wonder why in the world I didn't throw or give it away before carting it across several states!

Roger- I think people fall into 2 categories when it comes to "stuff" - those that toss and those that don't.   You're right... it's just stuff.

Michele- you're right, even if you have a basement you just can't stack everything in it.

Gabe- I see so much of it here, and it really prevents the buyers from seeing the house.

Dan- I think you speak the word for many Realtors out there.  The first thing a Realtor tells me when referring a client is that the seller has too much stuff.

Oh Kathy I love that you put Faith Farm on here! I used to frequent that place and my most favorite coffee table came from there. I love donating to these places as well as shopping from them.

All super advice Kathy.  Donating and gifting is a great place to start and after that those outside storage units are pretty affordable if you don't need the super duper size JUNK holder!

Karen- I went there several weeks ago to look for staging treasures and the parking lot was packed!!!

Ana- And, if you stage your house, you shouldn't need the storage unit for too long!

Valerie- I feel her pain... we downsized from a huge house we absolutely didn't use or need to something smaller.  So much STUFF!

LOVE that you listed where to donate, great localism post for anyone to do!  Lately, I have run into a few folks who have seen enough HGTV that they have pre-packed or tossed before the preview...which is not so good, if they included furniture in the purge!  I tell them pack anything personal, (photos, etc.) dead, (taxidermy, dried flowers), or smaller than a soccer ball and then we'll talk after the preview! Nice post!
