One of the first questions that prospective tenants ask, in regards to leasing a home in Baton Rouge, is about the application process. People usually want to know what it takes to qualify, what information a company needs, application fees and what to expect. Each company has a unique way of putting you through the application process which will vary from one company to the next. Since the application process is a popular question, I decided to lay out the process, talk about fees and other questions surrounding the topic.

 

 

 

Q. Where can I find an application?

A. A prospective tenant can find an application either on our website or can request one to be sent via email or fax.

Q. How much is the application fee?

A. The application fee is $35 per adult and all tenants over the age of 18 will need to fill out an application. Even though a tenant, who is over the age of 18, will not be contributing to the income…we will still need for them to fill out an application.

Q. How do I submit my application and fee?

A. A majority of our applications come in from tenants who are relocating so it’s really whatever works for you. You can drop it off at our office or you can mail it in to:

Q. How long does the application process take?

A. The application process usually takes about 24-48 hours. Our corporate office cannot start the application process until we have all the requested information from you. Sometimes people forget signatures or other items and this holds the process up. Also, if corporate has trouble getting in touch with previous landlords, this can also hold the process up.

Q. What does it take to qualify?

A. People assume that we look for a particular credit score and this is not the case. We actually look at everything in combination. We consider the credit score in addition to rental history, income and employment. In order to be considered, you must make at least 3X the rent. So, if rent is $1000…you would need to at least have an income of $3000. Corporate will push your application through the process and they will label it “Good, Average or Risky”. Then, they will present the application to the owner. The owner is the one who will decide as to whether or not the application is approved.

Q. What about foreclosures or bankruptcies?

A. Normally, if there are any foreclosures or bankruptcies, corporate will ask if you can pay an additional half or full deposit. Usually, your chances of getting approved are much higher when you can pay this additional than not.

Q. Is there anything I need to include with my application?

A. Yes. You will need to send in a clear copy of all drivers’ licenses. You will also need to attach two recent paystubs for proof of income. If you are relocating, then an offer letter will suffice.
