For those who are looking to buy as well as sellers who said last year that they would list again "in the spring" -- when does the season actually get started?

Although the official start of spring is March 20th, we advise our clients to list their property no later than February. Some sellers feel they want to wait until after Easter, but that might be a little too late, especially since this year Easter falls on April 24th.

Now is the time we start to see buyers beginning their search, requesting more information and planning on making a visit to the mountains for spring. The inventory of homes has decreased and one thing we hear a lot is “we just can’t find the right home”, so it's in the best interest of all to list sooner rather than later no matter what the season.

Absolultely true, Carol.  Whenever you want to sell is the right time.  If your area is anything like ours there are buyers chomping at the bit for new inventory.

We also have many buyers in my area who want their house FOR spring, not in spring.

I couldn't agree more! Especially after the Holidays are over and with the "new year" plans, many buyers are planning for Spring--they aren't waiting.  For those who want to sell, now is an excellent time to get the house ready and get it on the market.

Lee & Carol ~ I could never figure out where people got that from.  Oh take is off the market until spring or we are not listing until spring.  HUH?  Now Anytime is a good time to list your home or land if your ready to sell it.  They say the average person starts looking way before they buy, so who is picking that time of the year that someone starts looking?  I don't plan a certain time of year to buy anything.  When I am ready, I'm ready to buy! 

p.s. Springs sounds good right about now.
