I have heard this often, "I am buying new construction.  I don't need a home inspection."   Buyers think that when they purchase a newly constructed home. they would be wasting money paying for a home inspection.  That is far from the truth.  Remember, builders are humans also.  And humans can, and do make mistakes.  Yes, the city and county inspectors do check the property.  But it is a visual inspection and not as thorough as a home inspector goes through the house.

A home inspector is an unbiased pair of eyes checking the mechanicals, electric, plumbing and roof of a home.  A city or county inspector does not check every electrical outlet to make sure it is grounded and that there is no reverse polarity, but a home inspector will.  Here are a few items that home inspectors found on some newly constructed homes that the builder had to go back and correct

* missing shingles on the roof

* a GFCI outlet in the kitchen was not functioning

* a furnace needed to be cleaned due to all of the drywall dust and the filter replaced

* plumbing pipes were not connected properly

* insulation in the attic area was missing

* the windows in the home were installed too tight and couldn't be popped out per the manufacture to be cleaned

* missing gutters

* the furnace had a gas leak

* the home had radon gas and needed a mitigation system

* flashing was not installed properly

* vents were missing or incorrectly installed

In the Denver Metro area, a builder usually will do a final walk-through with the new home buyer prior to closing.  This walk-through is not an inspection.  It is an orientation to explain how to maintain the home.  The best time to have a home inspecton is prior to this orientation.  That way, the items that were found unacceptable on the home inspection can be added to the builder's list of things to correct prior to closing.  It is always easier to get the builder to correct these things before you sign your life away at the closing table. 

Home inspectors will also do inspections for you throughout the building process.  Just ask your inspector.  Should you have your newly constructed home inspected by a home inspector?  Absolutely!

Holy Cow, the way some homes are built now days you would think a doll house maker created them! They are so flimsy. I thought our home in Washington was flimsy built in '98 but then I toured the Quandrant homes in the new development next door and they were flimsier still! Crazy! I would certainly recommend an inspection although the listing agent AND builder AND developer would do  all they can to detour the buyer!

Dawn, I have worked with many builders and have never seen this many things wrong with a house!  Wow!  It is a good idea to get an inspection

Wow, I thought the county inspector would have to sign off on all new construction, and make sure everything is working, before an HOC will be issued.

Tammy ~ some builders are better than others.  I had my home build and I had an inspection done. 

Elizabeth ~ the list I used was not just from one inspection, but were examples of things that were found to need attention.

Alice ~ a county inspector is not a home inspector and only looks at specific things on a home.  If those things are fine a C.O. (certificate of occupancy) is issued.

Dawn you couldn't be more on target with this blog!!!!  When I built my last house, turns out I HATED it - the builder moved the house back on the lot 19 feet leaving me no back yard, didn't put in outlets where I had designated them, and numerous other things.  I was living in Chicago and building the house here in Arizona - never again.  Anyway, I HATED that house so much, I moved within 6 months.  The buyers had an inspection and I have NEVER, in all my years in real estate, seen such a LONG checklist of STRUCTURAL inadequacies!!!!!  It was MIND BOGGLING.  Fortunately, the house was under warranty and the homebuilder had to fix everything, but I was SHOCKED!!!  I will NEVER buy a house, new or used, again without a qualified inspector!!!!

Juli ~ especially when a buyer does make changes, they want to make sure they are done properly.  Things do get overlooked by the builder, contractors and county inspectors.  It is so much better to have the unbiased pair of eyes go over the home with a fine toothed comb.

I'm amazed at buyers that think just because it is new...it's perfect.  I've seen outlets put in upside down, windows that don't stay up, tile that is laid incorrectly, a missing garage door opener gizmo in the garage ...and those are things I can see..
