Two years ago I got a bug in my bonnet because it didn't seem like I was seeing enough pictures for new listings.  A couple of months prior, one of our local Multiple Listings Services, FMLS, had raised the number of pictures that could be attached to the listing from 8 to 12.  Now it is 24...

It was shocking to look at the numbers...  I went back and looked at all of the listings that had posted in the prior 30 days to see how many had pictures and virtual tours.  It was stunning.

The VAST majority of buyers start their search online, and they want pictures.  They don't want one picture... they want as many as they can get.  They want virtual tours with 50 pictures.

To post a listing without pictures is bordering on derelict... even if the property is ugly.  That's right... even if the property is ugly.  There are some buyers that WANT ugly properties (at the right price)... and the ones that don't aren't going to forget that the property is scary/ugly.  And they aren't going to be thrilled that they wasted their time looking at it.

Lane-When an agent waits to or delays putting picture in for a listing, what kind of service are they providing for that client?  I think it is a huge disservice to a client.  I know I will pass by a listing without photos.  You only get one chance on the hotsheet.  I am sure I have overlooked may great homes due to the irresponsibility of many agents, but you are right on when you state that buyers want to see pictures, and lots of them.

How right you are...especially inasmuch as a least half of all buyers who will ever consider a listing will be watching at the time it hits the market.

One of the reasons I stopped posting rental listings in our MLS was the limiting of the # of photos....if my website host can allow 99 photos of a property, why should I take my time to CHOOSE and post only 10? 

I take an exterior photo to put on my property presentation literature * I can ALWAYS start with that on the listing!

So true... and it's hard to believe with the price of digital cameras below $100 and how easy it has become to upload a photo!!

Thankfully, I'm seeing more photos of the back of the home, although it's rare to see photos of unfinished areas like a basement. They don't show well do they? IMO, photos of the front, back and sides would be helpful when quoting an inspection fee for a prospective client. While your at it folks, stick those cameras inside the access opening to the crawlspace, if the home has one, and pop off one or two for me. :)

There's no excuse for a lack of photos, even if it's an ugly property.
