Door Hanger For Open Houses?

Do you have door hanger cardstock? It's cardstock that comes pre-perforated so that it can be printed 3-up landscape and then cut into thirds. Each third has a slit to a circular punch out and a horizontal line across the bottom for a business card-sized tearoff.
Back when we did a lot of open houses we used to hand 50-150 door hangers announcing the open house on the surrounding homes the day of the open house. This is a lot easier to do in a high density area of THs of condos than in a division with 1-acre lots (too doggone much walking!).
The usual purpose of the door hanger is to invite the nosy neighbors and maybe discover a buyer or seller in the process.
Sunday, January 9, 2011 we will hold an open house of a "Kitchens by Ana" project in Manassas's gritty Georgetown South neighborhood. Ana's vision is all about bringing luxury designs, finishes and value to the hard core most affordable neighborhoods. The subject house is bound to be the source of much neighborhood curiosity. It is unique in having a lockable gate with private parking (all other parking is street). And it has visibly been under construction for months.
We believe that a lot of the many, many current Georgetown South residents are curious about this house. And we believe that if they are invited many will come. And of the many who come many will talk. And from the extended word-of-mouth will come forth one or more serious showings and offers.
Door hangers are "Old School." They have some of the advantages of door knocking, in that you meet people while you are distributing them and may thusly encounter more leads.
We would like to hear from any one else who believes in the utility of this approach.
