Question:  What are the Annual Property Taxes on this House?

This is an email question I received from a possible buyer on one of my listings that he was looking at on the Internet.

This is a very common question that home buyers frequently ask.  One important thing to remember is that the amount of Florida property taxes that a new owner will pay will differ from what the seller is paying.
While this answer is specific to this particular property in the amounts, it also addresses the question in more general terms.

Question:  What are the annual property taxes on this house?

Answer:  The property taxes and Non ad valorem assessments for this particular property in 2010 were $4,395.   Please see attached excerpt of the property records.

The property is assessed at $313,456 and the owners are claiming the Florida Homestead Exemption which reduces the taxable amount.

In Florida, properties are newly assessed every January based on previous years sales data.  The millage rate is set in August/September of each year.

Both factors can change, therefore the tax amount will most likely change as well. 

A buyer should not rely on the sellers current property tax amount as the amount of property taxes that the buyer may be obligated to pay in the year subsequent to the purchase of the home.

Is this tax rate about $1.75 per hundred?  Our tax rate is 89 cents/hundred but with the assessments having dropped so drastically I think ours might go up to $1.40/hundred.  If they don't get it in one place, they find a way to get it in another.  Very nice layout and way to answer the question.  Great job. :) Gail

Hi Gail, yes the millage rate is 1.7441 for this particular taxing district.  There are seven taxing districts in our county, some our higher, most are lower.  Remember too that Florida does not have a personal income tax so property taxes seem to appear a little higher.

Property taxes are one of those things that everyone loves to hate, but how else to pay for all these services that we demand – firefighters, police, ambulance, emergency rescue, etc.

Russel, agreed!  Safety issues, road and tansportation issues, parks and libraries... the list goes on and on!
