Buyers Agents ~ Do you like to get paid for all the work you have done?

 

I know I like getting a paycheck.  Of course early in my Real Estate Profession I didn't have enough experience or been taught how to ask for a Buyers Agreement. After getting burned and losing $11,000 with one client in my early career I learned in a hurry to ask for it.  It is very painless really.  

Buyers AgentsIt is up to YOU to educate the public on how a professional Real Estate Agent works.  We are not public servants and do not work for free.  Take the time to ask them questions just like they are asking you questions.  My first few questions to new clients are:  "Are you working with any other agent or have you sign any agreements with anyone else". "Do you know what a Buyers Agent is"?  I guarantee my clients are satisfied or allow clients to be relieved out of it if we find we are not a good fit.

Here is one of my favorite quotes that I read in one of Broker Bryant's blogs:  I will never understand why so many Realtors consider the BBA unnecessary. Yet none of you would ever consider working with a seller without an agreement.

Why is that?  I think its one of two things, one out of FEAR of rejection from the buyer or lack of training.

Most Realtors don't understand the business which means to fully understand the paperwork and contracts; without that understanding one cannot explain them to another. A broker is only party to a listing contractor a buyer broker contract and the lead disclosure.

I agree, many times we don't take the time to fully explain how real estate agents work and why a buyer's agreement is important.

Edward ~ That is where a Good Agency would make sure ALL their Agents are trained and well versed in all our paperwork/contracts.

Laure ~ It's very important if you want to get paid and here in NC your not allowed to even present an offer without one.

More opinions than you want to hear about.

In Minnesota, It's illegal to perform any act as a buyer's agent without a written agreement.  The agreement protects the buyer by mandating fiduciary duties of the agent.  Other than a few handshake states, where there are apparently implied agent responsibilities, the buyer should be the one insisting on a BBA.

Fear of rejection?  I would rather be rejected before burning a couple hundred dollars worth of gas.

Those Buyer Broker Agreements are tools to find out who flinches when you put it in front of them.  If you are working with a dishonest person, they aren't worth the paper they are signed on. But if you present one and someone has a less than receptive reaction, there's a hint.  Don't waste anymore time.

June - I don't work for free either and if I'd been burned out of $11,000 I'd make damn sure I had a signed  agreement in hand!
