The Carlsbad real estate market continues to shift, and the statistics for December show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, so their information may not represent the reality of our local Carlsbad real estate market. Having data, and knowledge, about the local market conditions benefits you as the buyer or seller so you can make informed purchase and sale decisions. 

In December 2010 there were 114 Carlsbad homes sold (4 zipcodes), 2 more than in November. Here's the breakdown of overall activity.

The number of sales declined by 5, with average prices decreasing modestly; Days on market remained roughly the same.

There were 96 properties (15% of the total) in Carlsbad at the end of December with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), just 1 more home than last month.

The overall inventory in the Carlsbad real estate market for the end of December (628 homes) declined again, by9%, the 4th month in a row. This represents an inventory of 6.2 months for attached homes (down from 6.3 months last month) and only 4.6 months for detached (down from 5.1 months last month) based on the current rate of sales over the last 6 months.

In December the number of new homes coming on the market was down 20% from November, probably because of the holiday season; buyers saw 114 new homes hit the market.  The number of homes going pending was somewhat less than last month, about 8% (103).

Jeff: If I'm reading this right, it sounds like the Carlsbad market is (maybe not at its best yet) but certainly appears to be stabilizing. The average List/Sell$ is teetering between 96% and 97% since August...

Congratulations on crossing into the million point zone. It speaks volumes about discipline, consistency, and dedication. Have a great 2011.

Steve - Carlsbad seems to be doing pretty well overall. We are seeing some more shorts in the higher price ranges

Tom - but the changes are pretty small adn given the time of year not worrisome.

Barbara-Jo - well things are picking up here at the moment. I have seen some others' reports that were showing some improvement.

Hi Jeff, The numbers seem consistenat with what many other areas have been doing the last month. Sales are down and prices seem stable ( more so for SFD),

 

Congratulations my friend for crossing the million point threshold and you are now in a very small elite group of Millionaires ( points at least).
