You and I agree- LOCAL LENDER and DIRECT lender will make the transaction much smoother.
I've had nothing but difficulty with online lenders. They don't understand our local conventions or recording procedures. Unfortunately I've seen some of the local credit unions take the application and turn everything over to a mainland processor. You can imagine how difficult it is to work with a lender that is in a differrent time zone, sometimes up to 6 hours.

Maureen, the above examples are true stories of people who used online or out of state lenders. Yes, I can imagine that is no fun to be working with someone so far apart. Even 3 hours here is a challenge sometimes!

Frank & Sharon - All great reasons for NOT using an internet lender. As for Susan's comment about a direct lender, as a mortgage brokers, I have rescued so many transactions after BofA or Wells Fargo or Citimortgage or some other direct lender totally screwed up the transaction and couldn't get the job done.
While some direct lender transactions may not be problematic, however, there are other direct lenders where the bank rep that took the app is nothing more than hourly clerk who turns the file over to another clerk over at a processing center after escrow opens. These reps have no vested interest in closing the loan because they get paid whether it closes or not and they have no control over the processing of the file or over anything that transpires.
On the other hand, MLO's for mortgage brokers don't get paid until the loan closes and for me personally, not only do I have my own personal processing goddess, I also have a direct line to my underwriters and I maintain access and accountability for the file from start to end.

Donne, a lender without a good processor is not going to get the deal done. I have dealt with great mortgage brokers who did indeed save the day when a direct lender messed up. You develop relationships with the lines you work with and when you need a favore, they gladly do it because of the relationship you have, right? Interesting point you make about the bank reps who have no skin in the game. Wow, didn't know that. No wonder...

Karen, me too! Thankfully we have relationships with local lenders where we can switch and save the day when the other guys fall apart...
Frank & Sharon....I've suggested this. I found this by seeing the re-blog. I couldn't agree more. I think that we really need to take heed to what you've said. Last thing...I have rescued so many deals from lenders who lend in my area, but who aren't from our area. It's a big deal in Illinois. Local, can be in the same state, but it's much more than that as Cook County (Chicago) is so different than the rest of the state. I could go on and on, but you've identified reasons.
Frankly, I like when people don't because it makes me look great!
