I often have these questions and I am generally able to explain to my client who does what all along the process. There are certain areas I get into less detail about than others because my focus is on real estate sale and yes I do get into detail on that subject. I highly recommend the Exclusive Right to Represent in Virginia to anyone who is looking to buy a home.

There are times when I have had clients that are reluctant to sign anything. I usually get their commitment once they realize I would be obligated to the seller without the agreement. I always point out that they can get out at anytime if they feel I am not working in their best interests and I put that in writing.

If you are a home buyer in Northern Virginia or D.C. and you missed this morning's Post article, let me point you to it. I'd love to have you as a client but no matter who you choose to work with, you need to understand whom you can trust.

I am saving this article to show to reluctant buyers so that they better understand the importance of Buyer Agency and realize I am not just trying to lock them into something.

Thanks for pointing out this article.  I am having it reprinted as well and added to our buyer presentation.  The WP article is a good explanation of how a buyer's agent owes a fiduciary care to their client.
