I know it sounds like I'm stating the obvious!!  But, I have had sellers who for various and sundry reasons select a day or two (or three!!) where they will not show their home.  Sometimes, they do not show because they have family in town.  Sometimes, they do not want to show because they are going to be out of town and do not want other agents to have the gate code.  Or sometimes, they just want to take the day off and have no showings! 

 

Yesterday (Friday), I had this "we-don't-want-to-show" scenario.  I called the showing service company to let them know there would be no showings on Saturday.  Yesterday evening, I received the word that a realtor wanted to show my listing, but could not due to the showing restriction.  I called my sellers. "I know you are out of town and do not want to share your gate code to the property. BUT, could I let the buyers in for the other agent??"  My sellers' response was affirmative.  I was thrilled as I hate to ever pass up showings--but ESPECIALLY on the weekends--as that may be the ONLY time some people have to look!

So, wonder of wonders, about an hour before I was to let the other realtor in to see the property, I receive a phone call!!  It is yet another agent who says, "I have out-of-town clients who will only be looking TODAY!!  They are cash buyers and need something quickly. Your listing looks perfect for what they are wanting.  Say no more!  I'll be there in 25 minutes...but just to let you know...another agent is going to show it in an hour.   :)                                                                                       

So my gentle readers...it pays to make your home available!!  The more you show, the more likely you are to get an offer, and the temporary inconvenience will seem VERY worthwhile when you sit at the closing table and receive a nice check in your hand!

I never cease to be amazed at the number of sellers who refuse showings.  Seems so foolish when agents work so hard for the showings.

Sonja, that is one of the biggest issues-when the seller will not let the home be shown, sometimes it is unavoidable but very frustrating. Glad they were able to show it.

Yes, it can be tough and frustrating. Sometimes we deal with sellers that work nights and sleep days (isn't that fun)..

Team H, it is amazing!! I remember years ago coming home with a new baby...and showing our home.  I was in bed with the newborn...and told them to come on in...pretend I wasn't there!! LOL!!

 

Nick, I'm glad I wasn't out showing property to buyers yesterday...so I could be there showing my listing!!

Laura, I haven't had a seller with that situation yet. That would be tough to work around...esp. on Saturdays!

Hey Loreena! I think they just thought..."what difference will missing a day make?"  But you are right, they are in a position where they don't HAVE to move ...but would like to downsize.

Richard, thanks for the + comments! We did not receive a contract from that particular showing...but soon thereafter, we did have a contract.  I was SO thankful for my mom who helped out during that time. With a newborn and 2 1/2 yr. old...it was hard keeping things "show ready". :)
