What to read?  Everything is a post of some sort tonight...so let's talk about CURRENT SELLERS.  As the main blog roll continues to have 99% of the members posting about their area's of expertise/their "localism"...I'm not knocking why they are writing those posts...they just are not in my local area, and to be honest with you...I'm bored looking for a fun blog to reply on.

That being said...Let's talk about current buyers.

Lots of my buyers are coming from Canada...less from Europe as last summer. The investors have already purchased as much as they could at the bottom of the market a few months ago...

HEY, DON'T LISTEN TO THE NEWS...THEY DO NOT KNOW THE BEACH AREA HERE!

So, we have very little properties left "DIRECT OCEAN"... 454 properties last time I checked.

Current sellers are "estate sales," seller's who are not in financial distress, seller's who are re-locating...NO short sales, no foreclosures and no REO's....at the most 12.

The Fort Lauderdale Beach area is rocking.  They have no reason to sell short.  Most of the owners (85%) are cash owners...so...we don't have much left to sell.  If you are looking for a steal of a deal...you [unfortunately] a year late.

Sellers now...don't need to sell...sorry.

Tell it like it is, Karen.  We have a few neighborhoods here that have bottomed out, yep, that is the start of the rebound.  I have a few buyers who will be saying 'Gee, I wish I had purchased a home when the prices were down.'  I tell them to quit listening to national news - real estate is local.

I'm with Virginia.....let's have everyone tell it like it is!  Markets move and the sways go back and forth from buyer to seller.  I think that folks will be saying I could have gotten a half million dollar home for XYZ!

Karen -- your example shows why all real estate is local --- national trends have their place for a snapshot of the entire country but doesn't give an accurate picture of what's happening in each neighborhood.   This is why clients need an agent who understands each market.  Good post.
