JANUARY - A Great Time To Sell Your House?
I realize that in some parts of the country, it's no big deal to put your house on the market in January, but in Maine where we are usually in the deep freeze and snow banks can overtake lawn signs, why would you put your house on the market right now?
The answer is quite simple:
• The holidays are over. As you put away your holiday décor, it's very easy to leave the usual, everyday clutter packed away. If you entertained at all, your house is probably in pretty good shape from a clean and neat perspective and it won't take that much more effort to get it ready to sell.
• Less competition. Most Sellers think no one is looking right now and they don't want melting snow tracked through their home (it's better than spring mud, I think). This January, we seem to have more buyers out looking right now and there are fewer homes on the market - about half of what you see on the market in a normal springtime. So, list now and get a jump on your competition. I'll make you an attractive sign that says "Please remove your shoes/boots."
• Buyers who are looking at this time of year are serious buyers. Maine attracts so many visitors during the summer months and brokers who don't do a thorough screening job end up showing homes to "buyers" who turn out to be looking for a home for "someday." You can bet if someone is braving the cold and snow to look at homes, they need a home now! Your home may not get as many showings as it would in spring or summer, but the folks who do look most likely won't be tire-kickers.
