“I don’t think you can put a satellite dish on the rooftop of your condo…”

 

This is what the HOA president said when you asked if you can put your own satellite dish on the roof of the condo unit you are purchasing.

First of all, there is a unit above yours, and as such, it is not up to you alone what can be put on the roof. Second of all, the HOA has agreed to restrict the installation of dishes on the roof, and has instead contracted with one major cable TV provider to deliver basic cable services to the units. Your HOA dues are used in part to pay for this basic service; anything beyond basic is up to each individual homeowner.

 

It is not exactly a total ban. In fact, you are free to install a dish of your preference, as long as it is confined to your patio or balcony. But before you do that, it is best to check the strength of the signal from your unit to make sure it’s worth crowding up your patio with the dish next to your patio set and flower box.

 

This is not to say that all condominium projects have this specific restriction when it comes to satellite cable. The point here is it is important to understand the rules and regulations being enforced by the HOA of your condominium, and avoid any surprises. Before completing your purchase and before removing inspection contingencies, make sure you review the HOA’s CC&Rs (covenants, conditions & restrictions) and that all terms are acceptable to you.
