A detached 360 sq. ft. studio built in 1959 was the smallest home in Sacramento that sold in 2010. It is on a 0.16 acre lot, so a larger home could be built here, if desired. After 8 days on the market, 618 Kesner Avenue, Sacramento, CA 95838 sold on 3/29/10 for $30,000...$12,000 over the asking price!

LARGEST HOME IN SACRAMENTO, CA (6,938 SQ. FT.) SOLD IN 2010

The 6,938 sq. ft. "Kool Aid Estate" located at 3031 Morse Avenue, Sacramento, CA 95821 was the largest home in Sacramento that sold in 2010. Built in 1962, this 6-bedroom, 6-bath home on a 0.82 acre lot sold for $765,000 ($35,000 under the asking price) on 9/10/10 after 24 days on the market.

CHEAPEST HOME IN SACRAMENTO, CA ($5,000) SOLD IN 2010

Why would Fannie Mae accept a sales price of $5,000 on their asking price of $17,250? Because one lucky lowballer found their fire sale and 12 days on the market seemed like long enough! 4708 36th Street, Sacramento, CA 95820 was a 660 sq. ft. 2-bedroom, 1-bath home built in 1940...and damaged in a fire. At $7.58 per square foot, this is the cheapest home in Sacramento that sold in 2010, no matter which way you look at it!

MOST EXPENSIVE HOME IN SACRAMENTO, CA ($2,225,000) SOLD IN 2010

At the opposite end of the spectrum, 630 Hawthorn Road, Sacramento, CA 95864 sold for $484.33 per square foot, which at 4,594 square feet calculates at $2,225,000. The 4-bedroom, 5-bath home built in 2004 on 1.1 acres was on the market for 390 days before it sold on 5/28/10...for $370,000 under the asking price.

The $5000 house reminded me of the homes my Father was buying in 1966, in Santa Rosa. Even then he was paying twice that price though.  Great series!

Joan, I could also just imagine how it went if the buyer brought family and/or friends for a "second opinion" before pulling the trigger...a 360 sq. ft. home could get crowded pretty quickly! :)
