Home Staging with my "Lucky Charms"

I started this blog with every intention of providing insight into just how important accessories are to showcasing a bathroom. It was suppose to be a follow-up like blog to the post from my post two days ago on Home Staging Kitchens. But as I gathered five of my favorite bathroom pictures from the homes I've staged throughout Atlanta, two things jumped out: 1) Three of the five photos I had chosen had one common accessory item used. It's the three small glass vases with the single stem. 2) All five photos were of homes that had received binding contracts within one to two weeks of staging. 

Looking back at these three photos, I do remember specifically choosing those vases because a) I like them and b) I had used them in other homes with great success.

So, here's my question to home stagers everywhere - Do you have your own "lucky charm" items that you use?

Here's a little history on each of these homes:

Home Staging Roswell, Georgia - This home had sat on the market for two years without a single offer. After home staging,  they received two contracts within the first two weeks.

Home Staging Mablelton, Georgia - Sitting vacant for 8 months, we brought in furniture and accessories and had this home under contract in the first week.

Home Staging Sandy Springs - This was another home that had sat on the market for almost two years. Homeowners had moved and were paying two mortgages. With minor renovations and our home staging, the home was viewed the day the agent was hammering the For Sale sign in the yard.

Cute post, Kathy -- I laugh about this all the time -- I guess I say "laugh" because I am not superstitious at all.  However,  I have several copies of the book "The Secret".  Seems every time I put that on an end table or night stand of a vacant home I am staging, the home sells quickly.  One home seemed to take longer than my average.  When it sold, I found out that the home seller took the book out to her new home to read!  A month later she brought it back and we got and offer shortly there after. 

Hold on to those glass vases -- precious!

Once again, very pretty photos, Kathy. My secret weapon is Ganesh statues. Ganesh is a Hindu god, "Remover of Obstacles". Whenever I stage a home that I know is going to be difficult, I make sure to tuck Ganesh on a bookshelf.

Kathy -- your staging and photography talent probably sets the scene for a successful and quick sale, but I love those flower vases!  In my vacant staging jobs I've found that little books with Irish sayings have been helpful  :-)

It's funny, because sometimes it's the first things that come back in to stock go right back out again, so they get more exposure than other items.  I love this bedding and it never sits in the warehouse or in a staged house very long before it gets moved again and again and again....

Kathy, I like that ..."lucky charms"!

Yes there are some pieces that seem to work in almost every home. I've had an investor tell me I wave a magic wand, but can't think of one specific item. Although it seems every time I use a set of wine glasses on a formal dining room table, the home gets sold.... and then there are those items that the buyer remarks on, so to me, those are the true lucky charms because it made them remember the house!

Too funny! I don't think I have one lucky charm as it were but I staged a home in November that sold on the first showing. So, I just used the same living room set up in a home we just staged and I am HOPING it will be the Lucky Charm that leads to a pot of gold for the seller!!

Val, don't you use the statues at each house?  No lucky charms with me, but I do find I go for the same good looking artificial floral time and time again.  My favorite is a maiden hair fern that is so beautiful.  Perhaps we should have a vendor at RESA?
