Some agents still do nothing more than a handshake..Some agents won't even get out of a

car unless one is signed. I heard about one agent e-mailing it to the buyer before they even met.

There's of course, the agent, who has one signed when writing the offer. I'm one who waits for the

second meeting and has it signed then, this way I know if I want to work with them and how motivated

they are. What's your style?

Honestly, everytime I try to present it to buyers it is so hard to have them signed. I do not know what is the best way to approach buyers with that form?

Good question Mark.  I'd be interested in how others present that as well.  Your idea to get them to sign it at the second meeting is actually pretty good, that way you know they are serious and it saves us from wasting valuable time if a potential client is not really serious.

  My opinion is always to have it signed on the second time out with the buyer.  I'll tell them about it on the first time out and by the second time out, it's not a suprise.  They feel more comfortable and you (The Agent ) know if you want to work with them as well.

Mark, we try never to leave our buyers consultation without one being signed. This brings up another point, we need to have buyers consultations with all of our buyers. This gives us time to realize what they truly need and time to explain how we do business, including a buyers agency agreement being signed.

Exclusive....my broker trained me to bring up agency on the first meeting while we're driving around, present the different forms (exclusive, non and customer) at the end of our meeting. I give them the forms to take home and tell them the next time we meet, I will need to have one of the forms signed. I've had every buyer sign the exclusive but one, and that one signed as a customer.
