Where do you think people who sell their home via short sale will be moving? Are they candidates for downsizing into other purchases or relegated to rentals? Thanks,   Fran

Fran,

They most likely will enter the rental market and hopefully be able to repair their credit. They will have a much better chance of doing so. We are expecting to see a much improved rental market which bodes well for investors. The opportunity to downsize as you mentioned.....is probably not an option because they walk away basically without any money.....they were 100% financed or did not purchase wisely. Their payments got out of hand and they are faced with two choices....foreclosure; or getting their property on the market for below market price; getting it sold and taking the offer to the bank; and negotiating the terms of the transaction. It will come out better for the seller if they can do a short sale. It is not always successful, however. As agents it is important to convey this to the client and to say we will do our best. There are no guarantees in a short sale.

Do you have anything that is 50 cents on the dollar? I have investors that are interested, but it must be that low.
