The seller has agreed to pay us $1000 in lieu of repairs ?

Since the seller has agreed to pay $1000.00 towards our closing costs instead of fixing anything on the inspection report, how will this help us and should we say okay?

Good Question!  Go to fullsize image

It is very common for a seller to offer money towards closing costs instead of actually doing the repairs, especially if the seller has already moved from the home.  This will help you by allowing you to bring less money to closing!  Of course you will have to do the repairs to the home yourself. If you think you can do the repairs yourself or hire someone for minimal charge then it is okay to accept this negotiation.

A good way to accomplish the repairs yourself is to set a weekend day aside and go over the inspection report. Take time to make a list of the repairs that you can do and make a list for the hardware store.  If you complete these repairs before you get all settled into your new home you will not run the risk of never getting to them.

I am seeing many more buyers opting for the seller to do the repairs vs. accepting money in lieu of repairs....more so than in years past...Maybe it is just that the buyers want to move in knowing they can concentrate on other things...

Tracy - I think it often makes sense. Instead of them doing some cheap work, and then later you will have to redo it anywya, why not give Buyers an option to take the allowance?

Tracy, I think it makes sense to offer money in lieu of repairs for several reasons.  Liability is the biggest one in my opinion.  Plus, so many of the repairs are not necessary but are asked for anyway and I would bet that most buyers don't even fix the issues :)
