Mr./Mrs. Mortgage Broker How Many Referrals Will You Send Me ?????

      On a daily basis I get emails, phone calls, linked in requests or facebook friend requests from mortgage brokers in the Houston Real Estate market who lets be honest just want me to refer my buyers to them for their home loan needs.  

     When was the last time a lender referred a buyer/seller who was looking to buy a home in the Houston Real Estate market to me?   I can tell you that a lender has never referred a buyer/seller to me.   As a matter of fact my favorite lender (always gets the job done) reactivated her own real estate license just so she could list her own home for sale. 

     This referral thing has to work both ways.   From now on when a mortgage broker asks me for my referral business I will demand theirs.  Because here is the deal.  I have a mortgage broker that I trust completly to take care of my clients.  She has never failed me.   But she also has never sent me a referral either.

It would frustrate me, too, that the mortgage broker listed their own house.  As an inspector, I never have the opportunity to refer to Realtors (I come along too late in the process) although I have tried.  Turned out to be a PITA client that ran the Realtor around.  But I hear you about referrals...it is (usually) a two way street.
