snowy dayI posted several days ago that I was looking for a foreclosure/short sale/good deal for my son in Greensboro.  I was surprised that I never received any information from a single Greensboro agent and I know we have some Guilford county agents on Active Rain.  In all fairness, I guess they thought I would use them and then do all the paperwork myself to keep the commission.

...so I did what I do best...investigate.  I spent hours using all the widely known websites and several agents websites which gave me all the data I needed until I had a feel for values.  I did find them a great foreclosure, and I sent them to see it this weekend...they loved it...needs a lot of cosmetic work.  I researched all the agents who sold in that area to see what they said about the community, and I had my son call his lender today to verify that he can make an offer with an approval letter in hand.  Of course, the weather was a setback today in Greensboro...everyone was leaving early.

Now, am I going to do the offer?   NO! I wanted a local agent which is why I posted on Active Rain to assist him...shame on you...look what you missed...such an easy potential commission from two houses.  He doesn't have to sell his house to buy the new one and he is willing to price it below market to move it quickly.  Why?  Because of the potential price of the new one...see he's not greedy.

...so how did he choose a Realtor, he didn't?  He depended on his mother to find him one like I found in Raleigh. He sent me the company website of an agent who was listing one down the street from the one he wants and according to him, "She seemed so nice."  Also, I will give her credit she did have one special credential which gave her a little weight; however, I sent him an email of the web page of the one I selected.  I had already spoken to her on the phone.  He called me immediately after phoning her to ask, "How do you do that?"  I told him I had more time than he does to search but I do want him to learn so I explained that I look for an agent who has designations first and especially CRS, years of experience, e-pro designation along with their personal website, his/her company profile completed with a picture, awards they have received from their company, and experience (not just designations) with short sales and foreclosures.  Even then, I would want him to have a choice so he is comfortable working with this agent; however, he has already found the property...he just needs her expertise.

Wow that is too bad! Did you post it to a regional group or the referral network? There are so many blog posts and if someone added a request for help in my area - I may miss it, too. Just curious as to what groups you posted to.

Joyce, I posted it to localism specifically to that area as well as some other sites and waited quite awhile...maybe it was just holiday recovery.
