I Believe in the Power of an Open House Done Right!

When I meet with sellers, the discussion of open houses almost always comes up. To hold open or not to hold open is the question. In my rural market the location is often the primary determining factor in my choice to hold an open house. I try to hold as many of my listings open as physically possible. Here are my guidelines on open houses:
My Open House Plan:
- I will invite past clients-I do this because they know how I work, they will talk about my inventory, they want to help me sell my listings.
- I will invite the neighbors-yes, sometimes nosy neighbors know the next possible owner.
- I will post your open house on all of my internet sites at least 2 weeks in advance. I have had out of town guests come to open houses because they saw it posted and made the time to visit.
- I will hold your open house on interesting days and times--my favorite is right after work. I love to catch people on their way home. I know the events of the community and will not hold an open when it could conflict with an event in town.
- I will give my time freely for your open house. I consider this an excellent opportunity for exposure for your home and my business model and I think it is a valuable way to spend my time.
Sellers:
- Your house must be priced right. I will not hold an open house at a home where I cannot defend the price.
- Your home must be clean and presentable.
- You may not be present at the open house.
I do choose the inventory that I hold open & I cannot promise this service to all sellers. I work hard to sell my listings and part of that task is making sure that my business & my company receive exposure in the community. At every open house I have held I have had a great connection with either a buyer, a future seller, a neighbor, someone who becomes invested in helping me sell the listing!
