Here is a common scenario:

Borrower calls me, I quickly assess the situation...they are self employed, need a 95% LTV loan, have a 530 mid score, are currently two payments behind and by the way they can’t afford their newly reset adjustable payment.  Most likely another dead deal.  I don’t think so.

Here is a snapshot of some of the issues I can assist with:

Fact:  Well over 50% of the borrowers that need to refinance within the next 18 months will not have the equity, credit score or programs available to do so.
Fact:  There will be close to two million homes in foreclosure by the end of 2007.

Fact:  An interest rate cut will not make any difference.
