Here I sit at an Open House for 3 hours, listening to Jack Johnson, organizing some of my files, and writing this. Why? Well, I am not going to get any more than one or two people stopping by, at the most. So, I have PLENTY of time.

We all see the TV shows where the home for sale gets multiple offers because of the Open House that was held. Dozens of people (both with and without their agents) pile into the home - exploring each room and inevitably one falls in love with the home and writes an offer.

Let me explain a little background to Open Houses and then I will explain why they do NOT work in Colorado Springs (or any other place LIKE Colorado Springs).

(Oh! Before I continue, let me grab the chocolate chip cookies (that I will wind up eating all of) out of the oven.)

Open Houses are a way to expose a Home For Sale
to the Public. A real estate agent (or homeowner) "opens" the house so that interested people can stop by and check it out. It is designed to make SEEING the home very convenient.

I have often wondered how come some people across the nation (and on TV) are wildly successful with Open Houses, and here in Colorado Springs, Open Houses are generally a flop.

I have decided that there are 3 Main Reasons why Open Houses do NOT work in Colorado Springs: One reason involves Buyers, one reason involves Agents and the 3rd reason involves, well, you'll just have to read it.

  1. Buyer Agency is HUGE in Colorado Springs. Most home buyers are represented by a Buyer's Agent and therefore, are not wandering around looking at random houses. If there is a home that may fit their needs, chances are their Buyer's Agent has already shown it to them. This eliminates the need for a Buyer to "pop by" an Open House, as they probably have already seen it or already know that it will not fit their needs.

    (Mmm ... Cookies...)

  2. Listing agents do not need to be present for showings for most homes in Colorado Springs. Why does THIS matter? Well, let's think about this... In many areas of the nation, a listing agent MUST be present for anyone showing their listings. (The pros and cons to this practice can be debated a different time.) If a listing agent needs to be present for any showing then there are 4 schedules that need to coincide: The interested Buyer, the Buyer's Agent, the Seller and the Listing Agent.
    In this scenario, an Open House would be a great opportunity for a home Buyer and their agent to see a house, as there is no need to align the Listing Agent and Seller's schedule - it is already set. Visiting Open Houses become an efficient way to check out homes for sale.
    In Colorado Springs, Listing Agents RARELY need to be present for a home to be shown. Homes are set up on high security lock boxes, and the general rule of thumb to show is to call the listing agent or company showing desk and offer just a 1-2 hour notice before showing up to the home. For the vast majority of the time, listing agents and Sellers are never there for showings. We have grown accustomed to this way of business and having a "listing agent present" is seen as an annoyance. So, where an Open House is seen as a convenience for agents in some areas, it is actually seen as an annoyance, here in Colorado Springs.

    (Dang! I wish I brought some milk to wash down all these cookies ...) 

  3. People have already SEEN the house. What? Well, what are YOU doing right now? You are online, aren't you? (If you aren't I am perplexed...) Over 80% of all homebuyers start their home search online (NAR Profile of Home Buyers in 2006). So, chances are that they have already SEEN the home that will someday be an Open House. The "curiosity factor" that Open Houses once offered have been squelched by the internet.

Now, there ARE exceptions to this - even in Colorado Springs. If a home is in a HIGH foot traffic area, then an Open House may have more visitors. Or, some neighborhoods get together and have a Community Open House (where all homes for sale are "open"). This makes it is more of an EVENT than a single Open House, and the neighborhood becomes a selling point, as well.

But, for the most part, for as much as an Open House is successful in other parts of the country and on TV, that same success is very RARE in Colorado Springs.

So, if you ask us to hold an Open House when we list your home in Colorado Springs, chances are that you will hear this same explanation from us. However, if you really still want one, we will hold one for you. I can always use more time to organize my files or write something like this.

But I GOT to stop eating these cookies!

Hi Mariana! Another great post. I absolutely agree that it would depend on the area the house is in. Today I had an open house...kinda....because the stager and my client were there making some changes....so I popped over to help and went ahead and put up a sign. 4 people came in today and 3 didn't have an agent. :) Woohoo! It was a good day, but thats not always the case. :) I want a cookie now!!

Yeah...real estate is so local. In my immediate area listing agents do not accompany showings and everyone holds open houses both public and broker opens. Thats a lot of cookies! Or blogging time!

Mariana, So open houses are great for you too?  The only time I see activity that is worthwhile to everyone involved is generally if the listing is in a hot area and during the first 1 - 2 weeks of the listing.  And even those are generally not that great.  Other than that, it is still rare to see anyone much more than curious neighbors.

Mariana - same situation here. Although, I do find that the online buyers do sometimes visit to see it in person. And I have had homes sell because of the open house, but not often.

I sympathize with you on the cookies. I take Reese's Peanut Butter cups (name recognition & package matches my hair). If nobody comes, it's hard to avoid the candy while I'm working on the laptop.

Same hold true here as well in most parts of Dallas. We usually average 2 people per Open House (excluding the neighbors, because they are NOT usually on-line looking for houses, and certainly curious to see what is happening in their neighborhood... but it only takes 1 to become a buyer and it's worth the 2-2.5 hours. I usually don't do more than that unless we miraculously are getting a lot of traffic.

Mariana - We have the same issues in our area, however, I still hold houses open regularly. I find it is often the first point of contact with unrepresented buyers. Holding the house open appeases the seller, but more importantly, it is a great place to meet new buyers. I wish you were having better turnouts. If anything else, it's a good time to catch up on some reading!

I think it also has much to do with local custom in the immediate area where your listing is located.  We serve some areas where most homes are, at some time, held open (normally on Sundays) and the residents all make it a point to stop by (normally never with an agent).  we have other areas where you could knit a sweater or write 5 blog entries.  You need to know the area and the customs to see if will be worth your time and effort.

I totally agree about the internet thing, before virtual tours and realtor.com, often an open house was the BEST way to see inside, but we don't need to do that anymore....

Marianna - For the most part I don't think open house success varies that much around the country. They are a waste of time anywhere! Sure if you want to meet a few neighbors that may become clients in the future if you happen to relate well with them or even an occasional buyer in another price range....But to sell the home you are doing the open house in? ALMOST NEVER. Most agents set them self up for failure when they validate this activity at their listing presentations.

Marianna, Beauty of a post. This goes for Pagosa Springs also. I have learnes it is a numbers game and there has to be VERY HIGH foot traffic to get many looks, and then just because someone is walking by that makes them potential buyers!!?? That makes no sense.

Janie- You are right. Local custom plays a large role. Unfortunately, local custom is pretty much the same across Colorado Springs.

Neal-the-Real-Deal - I am sure that different areas have different reasons why Open Houses do and do not work. What are yours?

Bill- I will never add Open Houses to my listing presentation or my marketing efforts, but I will hold one if the seller wants one and I have enough to keep me busy while I am there. Thank Goodness for Wireless!!

Mariana- Great post! And hopefully you didn't get too sick from eating all those cookies. :)

I just had an open house this past weekend. And the person I took with me for "security" (you know safety in twos) and I just had this conversation. The old stat used to be less than 1% of open houses sold at the open house. I would guess that stat is more like .00001 now. So rare you have better luck winning the lottery.

That's very true around here. especially during FOOTBALL SEASON.  Even more true when the REDSKINS are playing! Open houses are really slow.  I do the same thing as you - make chocolate chip cookies - end up eating half the pan - then fall asleep!

There was an elderly agent I knew that dozed off sitting on the couch in her open house one Sunday.  Some people came by including an agent.  No one wanted to wake her up - so they were quiet and tiptoed thru the house.  The agent just left her card, another couple who were neighbors came in, walked by her, looked through the house and left her a note.

Right on target. Great post.  Seller are always asking us to do a open house.  We explain to them that most times no-one shows up they never believe us until we show them.  It does give us time to catch up on phone calls.
