Seller's and agents always want to know what the feedback is on a showing.  Most agents are kind and call you right away, while others have you chase them down.  We all know that feedback helps us determine if we're properly marketing the house.  So what are some of your tricks of the trade to getting feedbacks on showings?

I found email is the most effective. I use a program called http://www.homefeedback.com/ it is a good value. It will send them a form to fill out and it is easy for them.

I use a showing service that sends out 4 emails after the agent looks at the home.  I try to write my emails with something that will jog the agents memories.  I probably get about 50% return, which I don't think is bad.  It kind of comes down to I scratch your back you scratch mine.

Feedback??? Sometimes feedback is no where to be found! I wish agents would understand that feedback is really needed before making an offer.

I use a service called

 http://www.buyerremarks.com/

It a free service and I'm getting about an 80% response rate. Much easier than tracking down the voice mail of buyers agents then tracking down both sellers.
