December brought an increase in the number of real estate units sold in Sumter, SC from 44 in November to 61 in December. This increase does reflect the increase in buyer activity agents saw in November and December.
The Year To Date Closings for 2010 fell short of the 2009 numbers. 2010 ended the year with 829 homes sold in Sumter vs. 2009 with 937 homes closed.
Days on Market for Sumter County, South Carolina increased in December to 197. As I stated last month, there remains many wonderful homes on the market in Sumter, but competition continues to be tough.
Listings per month decreased from 106 in November to 95 in December. These new listings indicate fewer homes going on the market during the months of November and December. I would expect to see these numbers increase as spring bring more PCS moving with the Air Force.
Sumter County year to date listings fell below 2009 levels with the lower number of listings in December.
The number of active listings in the Sumter market continued to decrease for the fifth straight month.
The median home price increased from $132,450 in November to $142,500 in November. The year to date median home price is $130,000.
The average $ per square foot increased in December. The average $ per square foot was approximately the same as the Sumter Real Estate Market saw in May 2010.

Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only. I do not include other counties in our Board of Realtors nor do I include lots or land.
