I wanted to share with you what happened this weekend while I worked an open house with a Realtor I know that typically works about one hour from me.

I received an email from him stating he had a property in my area that he was holding an open house on Sunday and if I had time to stop by since we hadn't seen each other in awhile.  I was so excited because I just starting using this new tool called  "The Edge" and wanted to try it out.   I asked him if he wouldn't mind if I came and worked it with him.  He said that would be great!

Now was my chance to see if my investment in this program was going to pay off.   I worked on the flyer, dropped in the information about the property, put in his picture, logo, and contact information and made some copies.  When I showed up to the open house I unveiled my flyer.  On this flyer it reveals 3 different types of financing available on the house.  He smiled and said it looked great.   What he wasn't prepared for was what was about to happen.  To be honest, me either.

As people began to file in, they took his card and flyer and then I handed them mine.   Then they would make a comment, this is all my payment would be if I put this much down?  You could see their whole demeanor change and they would begin to really look at the place.  A few people commented that you have a lender here?  And they would ask me questions.  After a while he began handing them my flyer and then his because of the enthusiasm it created.  In fact, one of the neighbors came running over waving the flyer saying your payment can't be right on this.  She even had an HP calculator in hand.  I sat down with her and showed her.  She told me she wants to buy it for that monthly payment.  He also had 3 other people that came by 3 times in the same day.  Guess who's flyer they had in their hand.  I sat there that day and prequalified a client that insisted we put an offer in that day.  I brought my laptop hoping for this!  He also received an email from someone who had passed through who wanted to be prequalified by me and and put in an offer.  

Was it a coincidence or was it because of the info they had in front of them.  I will have to keep you posted as my results pour in.  But for now, I'm going with the information I was able to provide them with this great tool!

It's a simple form, but very informative.  Sometimes people really have no idea what they are looking at in the form of a monthly payment or closing costs.  This helps you to really capture those that are truly interested.  I'd be happy to do this for you as well.  If I'm not close enough to attend your open house I will be happy to still forward you the flyer for you to use.  Keep it in the house for the people that see the house during the week as well. 

By the way, with this program, I also have the ability to provide you 2-1 buydown information to present to your seller and buyers (in hopes you don't have to drop the sales price) and rent vs own for those sitting on the fence or new buyers.

Jayne - YOU GO GIRL!!!  WHOO HOO!!!   As I was reading your post, I started smiling because it seems you discovered something I discovered about eight years ago as a newbie MLO.  I use an open house flyer just like yours only I created my eight years on my own.  I've been using it ever since whenever I do open houses for my Realtor friends and partners. 

The reaction you got?  I know it well because I too have had the same reaction.  It's a wonderful experience.  I don't think I've ever met a Realtor who wasn't impressed with this type of flyer.  I actually get to keep my flyer in the property right alongside the Realtors flyer. I even have my own branded stands and if you don't already have some, it's a good investment to get some.

More opinions than you want to hear about.

Jayne, I'm a little more than an hour from you, so you probably won't want to attend any of my opens.  The flyer sounds compelling, and I wish you had included a sample in your post.  An open can be enhanced considerably when there is a loan originating professional present.  Actually, the presence of a LO may be more effective than the real estate agent's presence.

When I hold Open Houses, I welcome the presence of a Loan Officer.  It adds a sense of professionalism to the Open House.

Visiting Buyers, Neighbors, other Sellers, and Lookers can get Instant Advice from a Mortgage Professional.  It is good for everyone involved.

@Donnie..yes I agree.  This program is great and saves you a lot of time.  I used to do the old fashioned way too lol. Glad to see it works for you too!
