Data Current September 2007
This is the beachfront neighborhood in and bordering Kailua Beach Park, ending Northwest at Kailua Rd. by the Kalapawai Market (Est. 1932). Properties consist of single-family, as well as a few condos and rentals. There are a few older homes, but date of construction varies quite a bit. The streets in this neighborhood include Kaneapu Pl., Makalii Pl., Kawailoa Rd., the 300 block of S. Kalaheo Dr., Popoia and Alala Rd. It is a small area and properties rarely come on the market in this area, unless they are newly constructed/renovated. For example, in 2004, 521 Kawailoa (an almost 1/2 acre lot with a tear down) was sold for $2.3M. A new gated subdivision was built in 2005, with each of the high-end units going for between $1.5-$2M, many sold before constructed. New construction on larger single family lots with Beach Park frontage might sell for $2.5-$3M. Other, older single family homes might sell in the $1.2-1.5M range. An older 1200 sq ft condo would sell for around $750-$800K. These homes are located just about as close to Kailua Beach Park as you can get or on the South part of Kailua Beach. Buzz's Steakhouse in located in this neighborhood and the Kaelepulu Stream (Enchanted Lake Canal) opens up to the ocean here. This is Kailua's prime location for windsurfing, kitsurfing, kayaking and outrigger canoe paddling.
