Tahitian Village is nestled above the Colorado River in the pines of Bastrop County. The development is not new by any means but it has recently been rediscovered. Buyers and Builders have been purchasing vacant lots for their custom home packages. Consequently there are some lovely homes going up in the area. Generally the lots are .25 AC in size. There are a number of "multiple lots" (adjacent) available for Buyers and Builders looking to build a home on a larger lot.
Electric and telephone service , as well as water and sewer (provided by BCWCID #2) are in the street and available for many of the lots but some of the units do not have services yet. That may come in time with development.
The topo of the subdivision falls away from Highway 71 down to the Colorado River. and one of the three area local golf courses, Pine Forest. With the terrain falling towards the river there are some "flat" lots but generally the lots have some kind of slope to them ( great for walk out style basements!) For those of you who have lived hillside in California or Arizona this is not a big challenge, but is seems a bit daunting for true "flat landers"!
There is an active Homeowners Association and some light restrictions. The following is a portion of the posted current restrictions: "No residence shall be built or maintained on an area of less than 1200 square feet of living area, exclusive of garages and open porches."
