Now that the year is done, it’s always interesting to inspect graphs of a local housing market.  Here’s a look at Pleasanton, CA with some commentary.  This first graph illustrates Supply and Demand for Single Family Homes.  Compared to December of last year, supply is up 9%, and demand is up 13%.

Next, is Average Days on Market for Single Family HomesThere is quite an irregular pattern to the bars on the graph. Notice the drop from March through July. This is in part due to the regular spring selling season, but also accelerated by the First Time Home Buyer’s credit. First time buyers had to be in contract by April 30th, and close by June 30th to qualify. The good news here for buyers, is that competition wasn't nearly as fierce after April 30th.

And last is the Months Supply of Inventory for Single Family Homes.  Normal inventory levels are between 4 and 5 months.  Put another way, at the current rate of sale, it would take X number of months to sell off the current inventory.  This graph is for detached, single family homes.  You can certainly see the lack of inventory through May, for some of the same reasons in the above graph.  First time buyers had to be in contract by April 30th, and close by June 30th to qualify. After than, inventory climbed back closer to normal levels.
