Embracing Springfield Mo Short Sales - My New Short Sale Rules

Amazing what someone can do with a little practice.  Several years ago, I dived into short sales and continue to do them today.  By no means am I an expert.......who is an expert when every short sale is different? Springfield Mo Foreclosures

An expert is someone that has answers to every question that arises.  I don't!  And today, another home went to foreclosure.  I've had it on the market for 4 months with no offers.  Not one!  NADA!

Why?  BECAUSE MY SELLERS DISAPPEARED!  They moved.  All my phone calls went unanswered.  All my emails were ignored.  Even phone calls to the family to ask for help.  I couldn't lower the price.  I couldn't present the offer.  I couldn't do NOTHING!

So here's some of my new rules:

  • You can't move as long as we have a short sale working.  If you do, I need all your personal information.
  • All short sale paperwork will be given to me at the time of the listing.
  • If you decide not to cooperate, the listing is withdrawn.

I thrive on successfully closing short sales and will go over and beyond the call to help distressed sellers.  There's so much work involved, but I don't mind with a cooperative seller.  But I hate losing when it can be avoided.

So, I'm off to find a distressed Springfield real estate seller that really wants to save their credit.  Got anyone in mind?

The rules sound reasonable enough.  Not to mention that the bank might get uncooperative if the home is vacant.  It sounds like they were treating you like a bill collector instead of someone who was there to help them out.

The question is, why did they think disappearing would be the best way to deal with their problems? I can only imagine how much you put into each of your listings, Kay. Sorry to hear the clients didn't realize that you could guide them through this to the "light at the end of the tunnel".

Kay, setting guidelines is just going to help you to help the home owner.  What's the point for committing to help someone who is not committed to work with you.

Kay, good for you!  I have watched you work your rearend off to help these people.  Some people really want help, unfortunately, others don't.
