Oceanside Real Estate Market Report for December 2010

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In December 2010 there were 176 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sales volume rose in general, and significantly so for detached homes. Somewhat in contrast, average sales prices were significantly up for attached homes but declined for detached.
In Oceanside there were 200 homes with a contingent status at the end of December, about 11% less than in November. Buyers entering the Oceanside real estate market are seeing almost 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below.
At the end of December 2010 there were 863 Oceanside homes for sale, just 1% less than last month, the 4th month of decline in inventory, although not a significant one. This represents an inventory of only 4.7 months for detached homes (down from 6.1 months in November) and only 4.8 months for attached homes (down from 5.9 months) based on the current rate of sales over the last 6 months.

In December 193 Oceanside homes came on the market, 7% less than in November. During December the number of homes going pending (134) was 8% less than last month.
