Call listing agent before showing… Fine, but begging me to buy it? Not so helpful

I don’t mind calling before a showing if someone lives there, but when there is a vacant listings being told I need to call the listing agent before showing is a little annoying. (If I'm not getting any useful information while doing so) Is there a lockbox on the property? YES, then let me show it and if I have any questions, I will call you!

Yesterday was one of those calls I had to make before showing properties this afternoon. The listings said “Vacant, CALL LA”. OK, I’ll call the listing agent, maybe, just maybe she has some special instructions when it comes to the lockbox, its location or it is quirky. But, nope, not this agent!

Begging agent

This agent was the agent that I have always feared when calling. She wanted me to call so she could beg me, literally, beg me to sell her listing, bring her an offer, don’t care what it is for, just bring an offer.  This was a very, very awkward phone call and I couldn’t wait to get off of it. She was telling me that she would pay me more in commission if I brought an offer tomorrow. I told her, “I don’t work that way, if my buyer likes it, we will put an offer, the commission is what it is and I’ll be happy if my client is happy.”

There was so much desperation in this agent’s voice! I felt like she was going to lose her house or maybe her license if she didn’t sell this house, this instant. There was such desperation in her voice that it actually almost got me to cancel the showing. She was throwing her seller under the bus, just to sell this property. She was telling me about how he could take a lower offer and they priced this way originally just to see if there would be some interest. Then they have been steadily lowering the price, but not to the point that it was keeping up with the market and there was a lot of wiggle room in what he could take.

HOW, HOW COULD AN AGENT do this? I wish I had recorded this phone call, because even listening to what I just recorded didn’t sound as desperate as this agent did on the phone. I was actually embarrassed for this agent and only wish I could have played this agents conversation with me to her seller, because what I was hearing would have horrified the seller, because, heck it was horrifying me!

If you are having problems with money, you have a duty to still do your job for your client and nothing should compromise that. If you are having money problems, get a second job until things pick up again, but sounding desperate and begging agents to bring an offer only degrades you and our business.

I'm hoping that the seller instructed her to beg.  I will give her the benefit of the doubt on that one.  I very much hate the call before showing on a vacant home.  And then to take the opportunity to beg.  Why would that make you want to cancel the showing though?

Tri, I was afraid she was going to either be at the house or be monitoring the lockbox and as soon as I was in the house she would call and beg with my client there.

Good point.  I guess the lows that some will sink to don't always instantly occur to me!

Todd, it is annoying.  When I call for showing instructions, I'm hoping for useful information and not a sales pitch.

Todd, never encountered this one & not a true healthy showing experience I gather. Concern I always have is the lack of feedback from the showing agent after the showing..but we have an antiquated system here.

Yikes! I always thank the agents but never beg for offers. What would the seller think of that Todd? Not to mention the impression that leaves on the buyer agents.

Wow - what an awkward phone call - and how unprofessional and sad for the agent to be begging like that!  I hope too that the seller is aware and approves that - though hard to believe they would!

Todd... I hate that too... I personally don't want to be called when one of my listings is shown... I would rather you call or email (prefer email really) AFTER the showing with some feedback.. Or even better , with an offer!! one of the closings I am dealing with right now has an agent like that.. He calls several times a day over nothing.. It is his only thing under contract (he told me that), and he wants to make sure everything is ok.. That is also an act of desperation... good greif people.. let's at least TRY to act professional!

I hear you on this on, Todd.  I just do not understand why agents want a call before showing for a vacant house.   Our keybox system allows an agent to register the lockbox so you can see who is entering the property but some agents want you to call them or their office to record the showing --- what time will you be showing 123 Main Street---uhhh, sometime between 8 and 6, duh?   Is it a matter of control or do they not have anything better to do with their time.  Sorry for the rant -- it is a pet peeve of mine.  Ahhh, I feel better now.....

It's very unfortunate that the agent learned that tactic somewhere.  Maybe that's how her office suggests she "get that sale"?  Or maybe, she will be one of the agents who need to "take a break until the market improves"?  Who knows?
