I have been trying to keep things positive here lately.  It's been a battle. 

We are managing a lot of property right now that is involved in foreclosure.  Our clients are the banks who are already loosing money on the deal, so repairs are on an emergency basis.  A hole in the screen isn't going to get much attention, if you know what I mean.

One of the tenants accidentally started a fire in her kitchen last month.  Instead of letting us do what we needed to do, she called her own insurance company.  This is good and bad.  We found out about the fire when her insurance company called to get the information on the insurer of the structure. 

Can you say slow process?  It was longer because the insurance companies fought over who was to blame for a few weeks before doing anyhting.

As I am waiting for the insurance companies to provide write-ups on the damage and what they are going to cover, the tenant hires a company to come in and clean the interior.  "They were willing to do it for the price quoted by the insurance company" she said.  Well, ok.  What about getting a couple of other bids?  Maybe there is a qualified company that will work a little below the insurance quote??  Maybe would do it for the amount of the PAYOUT.  You know, the one that includes the deductible????

Since that wasn't discovered until the last day of the clean up, we let it go.

Time for paint.  3 bids, including a cost analysis of what it would take to have my maintenance guys do it.  One of our painter vendors was willing to cut price a little and I sourced the job to her.  In exchange for a price reduction, she received a deposit of $250.00.  We are willing to pre-pay some of our vendors if they have been with us for a while.  They are small businesses and it helps them out if they don't need to buy materials on account.

So at 9:05 this morning I get a call from the painter.  The tenant doesn't want them to come out.  She has hired her own painter.  I have not talked to the tenant yet, but I am sure it will be interesting.

She starts a fire in the house she is renting.  She admits it is her fault.  She hires the most expensive clean up crew in town without telling us and expects that the bank is going to pay for it.  I still don't have that bill.  Don't know what it cost.  I have paid for all of the paint my painters need and am out $250.00 and the tenant has hired other painters whose bids I have never seen.

Just out of curiosity on this one folks...Who thinks that I should pay HER painters?

AND she wants me to buy her a new stove...I need to replace the one she burned up when she started the fire.  I wonder where that money is coming from.

Who does she tink she is. This is ridiculous. I think I would inform her that any more work that she contracts on her own come out of her pocket. I bet she stops making calls.

Next she'll buy a Viking stove and send you the bill for that too.  Better nip this one quick.  Sounds like she forgets she's renting until the invoices come in.

You forgot to mention this is the same tenant who decided to move back in before all the repairs were done and now wants someone to move her stuff so the place can be painted.

James - If she orders it, she'll pay for it.  I'd like to see her painter get a check out of me.  My answer is going to be "who are you?"

Bill - I want to hear the end too.  She didn't return my call today.

John - That was her.  She's getting a new deck on the house too.

Now Rich, there is nothing in her lease giving her authority to call the shots.  Even though i'm sure she is not interested in you pointing this out to her, she should at least be informed that you KNOW!  Send her a letter.... hand deliver it in person though.

My tenant went on the boat.... you keep yours, i'll keep mine!  Listen, the GOOD thing about your deal is... you get to ditch the responsibility after the place is sold!

Rich, From one proeprty manager to another, No and No this would be on the new stove and on anything else until I get a written quote up front and of course had a chance to seek competitive bids. Isn't life grand.
