Overall in the Washngton DC area the number of homes For Sale, are following the normal seasonal trends.  The number of "Active" properties has increased as home owners try to sell before winter and the holiday season arrive.

Here are the number of homes on the market including the number of homes that were taken "OFF" the market last week.  

example: Single Family Homes in DC; 108 less on market from last week, but 135 were taken off - in reality 27 new listings came on the market.

Washington DC

Single Family:     Actives: 1769 ( Up 51 from last week)  OFF: 37      Under Contract: 369

Condos:             Actives: 1409 ( Up 19 from last week)  OFF:  12      Under Contract: 451

Arlington County

Single Family:     Actives: 534 (Up 22 from last week)   OFF: 4         Under Contract: 154

Condos:             Actives: 558 ( Up 15 from last week)     OFF: 8         Under Contract: 104

Prince Georges County

Single Family:     Actives: 6560 (Up 72 from last week)  OFF: 37            Under Contract: 573

Condos:             Actives: 798  (Up 22 from last week)   OFF: 12            Under Contract: 135

It is important to see the number of homes taken "Off" the market.  While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
