Stop right there, I work for my client and my client only.

Something happend this weekend that really bugs me. I listed a home, AS-IS. The home is in good shape just needs updating. The comps in the area are good. AS-IS homes in my clients condition are flying off the market at 75k easy. Complete rehabs wanting a quick sale fly off at 125k in 2 weeks and are selling between 140k and 150k with an average "shelf life" of 60days. I made my seller well aware of this.

So I get a call from an agent/investor (who happens to know the market very well because mostly all of the comps were his flips) asking me if my client would accept 50k. I told him no. They would not accept that low amount. Then he asks the question that I despise the most coming from a real estate agent, someone who should know better, "Well how much would they accept?" Excuse me, are you kidding me? This is my client. What do I look like giving you an edge to be able to lowball them? I told him look, go take a look at the property and submit an offer. That's it.

 So late on that night, he calls me letting me know that he just emailed me an offer, with proof of funds, all cash, no contingencies, and he can close in a week. I look at the offer and low and behold, it's 50k. I let him know that this was not acceptable especially when I have two full price offers on the table. He goes through all this hoo-ha about how bad the market is (but mind you, he's buying up everything in site in this horrible market) and wants me to present this offer to my clients and counter him. I told him that I work for my clients and will not encourage them to accept this low offer in a market that I have made them well aware of and that I'm not wasting my client's time by playing the counter game, make a reasonable offer and submit it or my clients will accept one of the two full price offers I have for them. And I don't even want to go into how he tried to sweetin' me up with the fact that this would mean double commission for me because of course he would not require a commission.

Oh and mind you....my phone is ringing off the hook about this property. What is wrong with some people? I do understand the game but please, don't push me to waist my client's time. They listed with me for a reason and I hold fast to keeping my promise to them that I will protect their best interest until the closing table....

Ok.... Maybe I'm being ignorant here... but,

Maybe the laws have changed since I had my Pa. RE license back in the 70s....

Aren't you supposed to present every offer to your client, no matter how ridiculous?

Dee, Don't take it personally. I work almost exclusively with Investors. I run into your situation all the time. Day in and Day out.When I get the questions about price I always respond the same way.

" I do not make decisions for my Seller's. "  If I have additional interest in the property or perhaps have heard of another offer I will tell them that. I will also explore the low ball offer a little more with the Buyer's agent and ask them if they think it is the best use of our time? ( if I Have other offers )

All offers get presented regardless of price or terms.

When I have an experienced Investor try to council me about price. I go right back at them and tell them:

" Wow, for someone who should be more knowledgeable about the market you are not well informed" If you had been working with me for the last several years you not only would be better informed, You wouldn't have missed so many great deals, Like this house. "

For those that are just hard headed. I let them rant and make the conversation short. Keeping it professional and telling them that time will tell.

You can't blame a low-ball offer.  You just have to counter it or talk to your sellers and tell him to go away.  He must like the area!

Victoria, oh yes. I my client knew about the offer before he walked in their door and they knew about the offer when he emailed it to me. They didn't even want to see it. I called them, told them about the offer and they said no immediately.

virginia, yes i totally understood him offering from the beginning but i really didn't like his persistance and i really really didn't like him trying to get me to tell him how "low" my client would go because he holds a real estate license himself and should understand the committment we have to our clients. he loves the area. he flips in that area often. the market isn't bad everywhere,lol nothing stays on the market there and my phone rings off the hook about that property.
