Do You Really Want to Wait Until Spring To List Your Home?

   Recently a person contacted me to list their home. After a home tour and market analysis, we quickly came to a fair asking price. Literally I was getting ready to plant the sign in the front yard and begin the marketing campaign.

  But as is often the case there was one hitch. The owner wanted to wait until the "Spring buying season" to list his property. After all, what's the use in listing the home in the dead of winter? Nothing sir, unless you want to sell it!

  Yes, the market does accelerate in the Spring. But the fact remains that the market never grinds to a halt. After yesterday's closing, I now have five homes scheduled to close in the next thirty days. That means that six clients not only toured homes in the cold weather, but actual wrote acceptable contracts! You think those sellers regret listing in the dead of winter?

 Take a look at the picture above. That fellow is probably freezing cold, but he did land a nice fish. Of course everybody knows that fishing isn't good until March. Tell him that as he is eating fresh fish fillets this weekend!

 In the warm weather the market does heat up. More buyers and sellers enter the fray. That's right, following the herd might result in being lost in the shuffle! Buyers in the winter may have 5 homes in their search. In the summer that number is likely to swell to 20!

 The time to sell your home is when it is time to sell your home! Go ahead and cast your bait into the cold water. You never know when a fish might be hungry!

Doug I completely agree with you. Winter offers a less competitive time for sellers and normally only serious buyers are looking.
